Three steps, start to close.
You do step one. We do the rest. Talk to a person.
How we get to the number.
Every offer comes down to three numbers: the home’s value, the repairs, and our fee. No black box, no guessing. Here’s how yours adds up.
-
Recent sales nearby
What homes like yours on nearby streets actually sold for: real recent sales, not a statewide average.
-
What repairs cost
Roof, foundation, systems, cosmetics. Every repair priced at what the work truly costs us, not guessed.
-
Our margin
We’re a business, so there’s a margin in here, and we’d rather show you the exact number than hide it.
What you don’t have to do.
A traditional sale puts all of this on you. With us, none of it does.
Common questions.
Enter your address here, or call us. We need three things: the location, the rough condition, and when you need to be out. No forms to fill, nothing binding.
Within 24 hours of hearing from you, and always in writing. It arrives with the nearby sales and the repair costs behind it, so you can see how the number was built instead of taking our word for it.
Yes, one of us walks the property, usually for about twenty minutes. It’s a walkthrough, not an inspection: nothing to pass, nothing to repair beforehand, and nothing to tidy up on our account.
Ask and we’ll send proof of funds before you commit to anything. We buy with our own money and take title ourselves, so your contract never gets shopped around to another investor the way a wholesaler would.
Then you don’t take it. There’s no obligation, no expiry countdown, and nobody calling you twice a day afterward. Plenty of people get a number from us, think it over, and decide to list instead.
We open title, order the search, and lock in your closing date. From there we handle the paperwork and the coordination, and you keep dealing with the same person you’ve talked to from the start.
Usually, yes. Plans shift. A move falls through, probate runs longer than anyone expected, a family member needs more time. Tell us and we work around it rather than hold you to a date that no longer fits.
You sign at a local title office, or remotely if you’ve already left Virginia. The title company handles the legal side and the paperwork, and the funds are wired to your account the same day you sign.
Often, yes. If you need a few days or a few weeks to finish moving, we can usually arrange for you to stay on after closing. Tell us early and we’ll build it into the agreement rather than improvise later.
Leave whatever you don’t want. Furniture, appliances, a garage nobody has the heart to sort through. We clear it out after closing, it costs you nothing, and you don’t have to be there for it.
