Frequently asked questions.
Can’t find your answer? Ask us. No question is too small, and it costs nothing.
The process
As little as 7 days if you need to move quickly. Or we can work with your timeline, even if you need a few months to plan your move. You pick the closing date.
Single-family homes, townhouses, condos, multi-family, duplexes, historic properties, and vacant land. If you own it in Virginia and want to sell it, we’re interested.
None. Take your time, get other opinions, show it to your attorney. There’s no pressure and no expiry date. Our only goal is to give you a clear option to consider.
Yes, and we encourage it. We’re a local team, so we can walk the property with you or sit down face to face before anything gets signed. Plenty of sellers want to look us in the eye first. We get it.
Talk to us. We’d rather work something out than force a sale that no longer makes sense for you. And remember: before you sign, the offer carries no obligation and no expiry date, so take the time you need up front.
Often, yes, especially when the home sits on land you own. Manufactured homes on rented lots are trickier, but call us and we’ll tell you quickly whether we can help.
iBuyers are national companies pricing homes by algorithm, and they generally want houses in good condition. Wilson Offers is a local Virginia team: we walk the property ourselves, buy in any condition, and work through the title problems, tenants, and probate that make an algorithm walk away. And you can actually meet us.
No, and that’s on purpose. Wilson Offers only buys in Virginia. This is home, and knowing the market street by street is what lets us make fair offers and honor them. If your property is anywhere in the state, from Richmond to Hampton Roads to Northern Virginia to Roanoke, we’re interested.
Pricing & fees
Actual buyers. We close with our own funds and take ownership at closing. We don’t tie up your house to shop it to other investors. Happy to show proof of funds before closing if you’d like to verify.
Never. We cover all closing costs, title fees, and transfer expenses. No commissions, no hidden deductions. The offer we make is what you walk away with.
We look at your property’s location, condition, comparable sales nearby, and what repairs would cost us. We share the full breakdown when we present the offer so you can see exactly how we got to that number.
May and June bring the highest prices and fastest sales in Virginia, with strong activity through July. But that only matters for traditional listings. Cash buyers like us purchase year-round at the same pace and price.
Sometimes. It depends on how far the mortgage balance sits from the home’s value. Call us and we’ll look at the numbers with you, and if a sale won’t work, we’ll tell you straight and point you toward better options.
It depends on your situation: how long you’ve owned the home, whether it was your primary residence, and a few other factors. We’re not tax advisors, so check with a CPA for a real answer. What we can tell you: no fees or commissions come out of our offer.
In some situations, yes. Sellers sometimes need help with moving costs before closing day. It depends on the deal, so bring it up when we talk through your offer and we’ll tell you what’s possible.
Your situation
Not at all. We buy in any condition: cosmetic issues, major structural problems, code violations, foundation damage. The offer you receive accounts for condition. You don’t spend a dollar to prepare.
Yes, this is one of the most common situations we handle. Virginia foreclosures can move in as little as 60 days, so call early. We can often close before the auction and help you walk away clean.
Yes. Fire, smoke, flood, burst pipes, mold, roof leaks. We buy it all. We handle remediation, demolition, or rebuild ourselves after closing. No estimates, no extra insurance claims, no cleanup needed from you.
Yes. Lease or month-to-month, paying or not, we buy rentals with the tenant in place and handle the tenancy ourselves after closing. You don’t have to manage an eviction just to sell.
Both. Primary residences, rentals with or without tenants in place, inherited properties, and vacant houses. If you own it in Virginia and want out, we’re interested.
We work through this all the time. We can coordinate with the estate’s attorney, time the closing to the probate process, and structure one clean sale so every heir gets their share at the table. One offer, one closing, no contractor wrangling across a family.
Yes, bring them. We buy houses with open code violations and handle the remediation ourselves after closing. The city’s letters become our problem, not yours.
Legal & title
Yes. We regularly purchase properties with tax liens, HOA liens, mechanic’s liens, and others. In most cases the lien is paid off at closing from the sale proceeds. Call us to talk through your situation.
Yes to both. We regularly purchase flood zone properties throughout coastal Virginia: Virginia Beach, Norfolk, and Hampton Roads. We also have extensive experience with historic properties and designated historic districts statewide.
Virginia requires a licensed attorney or title company to handle closing, but you don’t need your own attorney to sell. The closing attorney covers both sides. You’re welcome to hire one for contract review. It’s optional.
Yes. Clouded title is one of the main reasons we keep an in-house title team and work with Virginia closing attorneys. We’ve closed on properties with missing heirs, old liens, and paperwork gaps that stopped other buyers cold.
After the offer
Leave whatever you don’t want. Furniture, appliances, clothes, garage clutter, attic items. We handle cleanout after closing at no cost to you. Take what matters and walk away from the rest.
As little as 7 days once the title is clear. You sign at a local title office, or remotely, and the funds are wired to you at closing. No waiting on a lender to release anything.
Often, yes. We can structure the closing so you get your funds and keep occupancy for a set period while you arrange your move. Tell us what you need and we’ll build the timeline around it.
We can’t buy your next house for you, but we’ve helped plenty of sellers line things up: closing dates that match a new lease, funds available before a deposit is due, extra time in the home while you search. Tell us where you’re trying to get, and we’ll work the sale around it.
