Cash offer vs. traditional listing: An honest comparison

If you’re deciding between a cash offer and listing with an agent, here’s the honest answer: listing usually brings a higher price when the house is updated and you can wait. A cash sale usually wins when the house needs work, the timeline is tight, or the situation is complicated.

We buy houses for cash, so we’re not neutral. But we’d rather lose a deal than watch you take the wrong one. Here’s how to tell which side you’re on.

What does a traditional listing cost?

Most sellers only price the commission. It’s rarely the whole bill. A traditional sale in Virginia usually includes:

  • The agent commission, almost always the largest line, and it comes off your side
  • Grantor tax, settlement agent, title work, and recording fees
  • Repairs the inspection turns up, the number nobody budgets for
  • Months of mortgage, taxes, insurance, and utilities while you wait

When you sell to us, there are no commissions and no fees, and we cover the closing costs.

When does listing pay you more?

Listing usually pays you more when:

  • The house is updated and shows well as it stands
  • You can wait a few months for the right buyer
  • You have the time and money for repairs and showings
  • Nothing about your situation forces a deadline

If that’s you, list it. We’ll tell you the same thing if you call.

When does a cash sale make more sense?

  • The house needs work you don’t want to pay for or manage
  • You need a date you can count on, like a transfer or a probate deadline
  • Something complicates a normal sale: a tenant, a lien, heirs who all have to agree
  • You’d rather not have strangers walking through your home

How do the two compare side by side?

A cash sale trades the ceiling of a perfect listing for a floor you can count on and a date you choose. Here’s what that looks like in practice.

Timing. A listing waits on buyers, inspections, and a lender. We close in as little as 7 days once the title is clear, or on the date you pick.

Certainty. A financed deal can fall through late. We buy with our own funds, so there’s no loan to fail.

Price. A listing has a higher ceiling. Our offer comes with the math in writing, and it doesn’t shrink after a walkthrough.

Effort. Listing means repairs, cleaning, and showings. Selling to us means none of that.

Can I get a cash offer and still list?

Yes. There’s no obligation. Plenty of people get a number from us, think it over, and decide to list instead.

Are there any fees with a cash sale?

Not with us. No commissions, no fees, and we cover the closing costs.
