When a marriage ends, the house is often the biggest thing left to sort out. Neither of you may want to keep it, and neither of you wants a sale that drags on for months. A cash sale gives you one fair number in writing, a closing date you both agree on, and a single closing handled by a settlement agent who works for both sides.
We’re not attorneys, and we don’t take sides. How the money is divided is between you and your attorneys. Our part is making the sale itself simple.
Why is selling a house during a divorce so hard?
A traditional sale asks a lot of two people who may not be talking much:
- Agreeing on repairs and who pays for them
- Keeping the house ready for showings
- Agreeing on a list price, then on every offer that comes in
- Waiting months while the mortgage, taxes, and insurance keep coming
Every one of those is another decision you have to make together.
How can a cash sale keep things fair?
There’s one number, in writing, with the math behind it. We send the nearby sales and the repair costs that produced it, line by line. You can both see exactly how we got there, and you can both show it to your attorneys.
There’s no obligation and no expiry date, so take the time you need to agree. If you want to understand the math first, read how cash buyers calculate an offer.
What does each of you have to do?
Very little. No repairs, no cleanup, no showings. One of us walks the property once, usually for about twenty minutes.
Virginia closings run through an attorney or a title company that handles both sides of the table. You can sign remotely if one of you has already moved out or moved away. You don’t even need to be in the same room.
Is a cash sale the right choice for you?
Not always. If the house is updated, you can work together, and you can wait for the right buyer, listing may net more for both of you. We’ll say so if we think that’s true.
A cash sale usually fits when you need a firm date, the house needs work, or you’d both rather move on quickly. Our honest comparison can help you decide.
Quick answers
What if one of us still lives there?
That’s fine. We set the closing date around the move, and you can leave behind anything you don’t want. We clear it out after closing at no cost to you.
Do we each need our own attorney?
That’s a question for your divorce attorneys. For the sale itself, the closing attorney or title company handles both sides, and you’re welcome to have your own attorney review the contract.
How fast can we close?
In as little as 7 days once the title is clear, or on the date you both agree on.
