Selling a house with a tenant still in it

Maybe the tenant pays on time and you’re just done being a landlord. Maybe they stopped paying months ago. Either way, you can sell a house with a tenant still living in it.

We buy rentals with tenants in place, whether there’s a lease or it’s month-to-month, and whether the rent is current or not. After closing, the tenancy is ours to handle. You don’t have to manage an eviction just to sell.

Can you sell a rental property with tenants in it?

Yes. Selling the usual way with a tenant inside can get tricky. Showings have to be scheduled around someone else’s life, and a buyer who wants to move in may want the house empty first.

A cash buyer who buys rentals takes that problem off the table. There are no showings and no strangers walking through anyone’s home.

What if the tenant isn’t paying?

You don’t need to fix that first. We buy the house as it is, tenant included, and handle the tenancy ourselves after closing.

We’re not attorneys, so if you have questions about your rights as a landlord, talk to one. But you don’t have to finish an eviction before you can sell to us.

How does the sale work with a tenant in place?

  1. Tell us about the property. The address, its condition, and the rental situation.
  2. Get a written offer within 24 hours. It comes with the nearby sales and repair costs behind the number.
  3. Close on your date. In as little as 7 days once the title is clear, or later if that suits you.

One of us walks the property first, usually for about twenty minutes. It’s a walkthrough, not an inspection. You can see each step on our how it works page.

And it costs you nothing out of pocket. Here’s what you don’t have to do:

  • No repairs or turnover work
  • No agent commissions
  • No fees, and we cover the closing costs
  • No cleanout, even if the last tenant left things behind

When does it make sense to wait?

If the house is in good shape and you can get it empty and ready to show, listing it may net you more. If we think that’s your situation, we’ll tell you, even if it means you don’t sell to us.

A cash sale tends to fit when the tenant situation is messy, the house needs work, or you live far away. If you manage the rental from another state, read selling a Virginia house when you live out of state.

Quick answers for landlords

Does the tenant have to move out before closing?

No. We buy with the tenant in place.

Do you buy duplexes and multi-family properties?

Yes. Single-family rentals, duplexes, and multi-family properties anywhere in Virginia.

Do I need my own attorney?

No. Virginia closings run through an attorney or a title company that handles both sides. You can hire your own to review the contract if you’d like.

Ready to stop being a landlord?

Call (804) 735-7979 and tell us about the property. We buy rentals all over Virginia, from Richmond to Hampton Roads and beyond. There’s no obligation to take our offer.
