Why is a house that needs work so hard to sell the usual way?

A traditional sale puts the repairs on you. Buyers ask for them, inspections turn them up, and the repair bill nobody budgets for is often the one that moves the most. A buyer who needs a loan may also struggle to get one on a house in rough shape.

So you either pay for the work up front, or you take a lower price and hope the deal holds. Neither is great when you’re already stretched.

Do you have to tell buyers what’s wrong?

Only what you know. Under Virginia’s Residential Property Disclosure Act, you disclose the material defects you’re aware of. You don’t have to go looking for more. When you sell to us, we walk the property ourselves and price the condition before you sign, so there’s nothing to hide.
