What “Sell your house as-is” actually means

You’ve seen the signs: “We buy houses as-is.” But what does that actually mean? When we say as-is, we mean you sell the house exactly the way it is today. No repairs, no cleanup, no inspection to pass, and no lower number after the walkthrough.

Not every buyer means the same thing by it, so it’s worth knowing the difference.

What does “as-is” mean when you sell to us?

It means the condition is priced in before you sign. In plain terms:

  • No repairs. Roof, foundation, wiring, a dated kitchen. Leave it.
  • No cleanup. Take what you want and leave the rest behind.
  • No inspection to pass. We walk the property ourselves, usually in about twenty minutes.
  • No renegotiating. The number we write is the number you close on.

Is an as-is listing the same thing?

Not quite. You can list a house as-is with an agent, which tells buyers you won’t make repairs. But a buyer who’s financing still needs a lender to approve the deal, and inspections can still turn up surprises.

Some buyers make an offer and then come back with a lower number after the inspection. That’s the part we don’t do. Once we put an offer in writing, it’s the offer we honor.

Do you still have to disclose problems?

Yes, but only what you already know. Under Virginia’s Residential Property Disclosure Act, you have to tell a buyer about the material defects you’re aware of. You don’t have to go investigate, inspect, or warrant anything you don’t know about.

Selling as-is takes most of that weight off. We price the condition before you sign, so there’s nothing to hide and nothing to fix.

When is selling as-is not your best move?

If the house only needs light work and you have the time and money to handle it, fixing it up and listing may net you more. If that’s true for your house, we’ll tell you so.

What about code violations?

Will you lower the offer after you see the house?
